Gross Lease – In a gross lease, the tenant’s rent covers all property operating expenses. As a result, the base rent is relatively high, but is the only cost to the tenant.
Net Lease – The net lease is a adjustable lease agreement. The base rent is lower than a gross lease, but the tenant also pays fixed operating expenses such as property tax, insurance, and common area maintenance (CAM). There are variations of the net lease that drill down further as to who is responsible for which costs.
Modified Gross Lease – In a modified gross lease, base rent is agreed upon by both parties. The property owner covers operating expenses, while the tenant pays for the expenses within their space.
